When is refinancing worth it?
Rule of thumb: rate drops 0.75-1%+ AND you plan to stay in the home longer than the break-even period.
What are typical closing costs?
2-5% of loan amount. $4-10k for a typical mortgage. Some lenders offer "no closing cost" refis but the rate is slightly higher.
Cash-out refinance vs HELOC?
Cash-out refi replaces your whole mortgage at the new rate. HELOC keeps the original mortgage and adds a second loan. HELOCs are usually variable-rate.
